Where every number on IDEXA comes from
IDEXA joins scattered Indianapolis public records to the property they're about, so one address shows its whole record. Nothing here is estimated or scraped from listing sites — it's government data, matched and summarized.

How records are matched
Each source record is normalized (street number, direction, name, suffix, ZIP) into an address key and attached to one property. Records that can't be matched confidently are left unattached rather than guessed. About 3% of addresses couldn't be placed on the map; they still appear in search and on their property page.
Signal score (0–100, per property)
A simple, transparent count — not a prediction:
- +8 for each record in the last 365 days
- +12 for each unsafe-building record
- +10 for each tax-sale record
- +1 per record overall (capped at 20)
The total is capped at 100. On the map, higher scores draw brighter, larger dots.
ZIP pressure index
(properties on the current tax-sale list + property-related 311 requests in the last 12 months) ÷ properties on record × 100. It measures how much visible distress activity a ZIP has relative to its size. See every ZIP ranked.
"Properties on record" counts every parcel plus any recorded address that doesn't match a parcel. Tax-sale, 311, and code-enforcement feeds are currently Indianapolis / Marion County only, so ZIP rankings cover Marion County; Hamilton, Hendricks, Boone, Johnson, and Hancock properties are searchable with parcel facts, owners, absentee-owner flags, and assessed values. Absentee flags compare the owner's mailing address with the property address; checked against Hamilton County's own assessor records they agree about 98% of the time.
What IDEXA is not
IDEXA is not a consumer reporting agency, and nothing here is a consumer report. It may not be used for tenant, employment, credit, or insurance decisions (FCRA). Public records contain errors and lag reality — verify anything material with the issuing agency before acting.
